How Our Process Works
> Step 1: “As-Built” Plans
Every remodeling project requires what we call “As-Built” plans, meaning drawing(s) of the structure as it currently stands, from which we are able to use as our starting point. In some cases, the owners already possess those plans, but more often than not, a site visit is needed to get the information we need to proceed.
>> Step 2: Site Visit
A site visit consists of our site specialists visiting the property to obtain all the necessary measurements, photos, and sketches for our design team to utilize in creating the “As-Built” drawings, as well as the subsequent modification plans that come after. Typically, getting a site visit scheduled can be completed within 7-10 days.
>>> Step 3: Proposal & Preliminary Design
A site visit gives us a clearer picture of the overall scope of the project from which we can then put together a proposal. This proposal will consist of an itemized breakdown of services being provided by us for your specific project, the cost for those services, etc. We do require a 50% down payment upon acceptance of the proposal in order to begin drafting your plans.
>>>> Step 4: Preliminary Plan Review
After the initial design has been completed, we will submit a preliminary set(s) of drawings for your review. These simplified drawings provide just enough vital information and visual representation for you to see your project starting to take shape and make decisions on what changes or adjustments you’d like to see made before your final plans are drafted.
>>>>> Step 5: Final Plan Submission & Timeline
The process of designing, drafting, and creating the final construction documents will depend on the size and complexity of the project. Unlike building a new home, there are many unique factors that come into play when modifying an existing structure. For example, the age of the home, construction standards used, and changes in code are just a few of the many things that must be considered before and during the design process. It can take anywhere from 3 weeks to several months to get everything completed, but you can rest assured you are in good hands with our experienced and knowledgeable team.
